Notice is hereby given that The Shakespeare Center of Los Angeles, Inc. invites sealed bids from California Class “B” licensed General Contractors for the Center for Training, Employment and Entrepreneurship Renovation of the Shakespeare Center of Los Angeles – EDA Phase (Phase 2) – Tenant Improvement and Theatrical Space Fit-out (CTEE 07-79-07813) at 1238 West 1st Street Los Angeles, California 90026 all as more particularly and in detail set forth in the following document collectively known as the “Project Bid Package.”

The Shakespeare Center of Los Angeles, Inc.(“OWNER”) has phased the work associated with renovating its existing, facility located at 1238 West 1st Street, Los Angeles, CA 90026. Phase 1 included raising the theater main space roof from 16 feet to 36 feet (measurement are approximations) and associated structural upgrades; and MEPFP fit-outs throughout the main space, back of house and lobby areas. Electrical work completed includes the switchgear and new electrical service, house lighting and house lighting controls, the conduit raceways of theatrical lighting controls at drywall areas, and through penetrations for Phase 2 electrical and low voltage work where not concealed in walls.

Phase 2 is the Tenant Improvement renovation of a multi-media job training center, back of house training spaces, offices, audio recording and editing training rooms, theatrical and common area finishes throughout all spaces, including miscellaneous work in the basement parking area and exterior finishes.  It includes, but is not limited to, the procurement and installation of theatrical equipment, acoustic treatments, flooring and finishes in the theater main space which is also designed to function as a fully equipped sound stage and state-of-the-art multi-media job training space.

At the lobby, sound light locks, crossover, offices, and back of house areas, the work includes miscellaneous finishes, acoustic ceilings, and low voltage conduit and cabling, security equipment and raceways, provisions for burglar alarm, additional HVAC and electrical work for new offices, various training labs, IT room, and lobby/concessions training areas, cable pass through components, adjustments or replacement of fire protection as needed to accommodate the new office and training space layout, metal stud framing; acoustic insulation and paneling in the main space performance area; installing gypsum and insulation for new training spaces; finish flooring, base, install IT and low voltage systems; furnish and install additional doors, hardware, new storefront and security gate, access control; integration of new MEP to existing MEP (mechanical, electrical, plumbing) systems.

Alternates have been requested for site security, deputy inspections, office related network devices and rack, security cameras, burglar alarm, and tickertape sign.

A separate RFP will be issued for additional scope related to the theatrical equipment fit out at a near future although currently undetermined date. The future RFP scope will include, but is not limited to, the wiring and custom boxes for electrical and low voltage systems that allow for company switches at the stage level; installation of theatrical lighting controls, the coordination and installation of the motorized and non-motorized theatrical lighting grid and related strong points, electrical/AV integration, and other theatrical equipment and appurtenances required for a fully functioning theater and sound stage.

This project is partially funded with Federal funds from the United States Department of Commerce and the Economic Development Administration and is subject to federal laws and regulations associated with those programs as set forth in the project documents.

This project will have limited spaces that are occupied by the Owner during construction and the GC will be required to coordinate their work and sequencing of their schedule in a manner that allows for compliant access to egress and restrooms.
